These terms govern your use of staybetterdxb.ae and our holiday-home management and consulting services. By using this site or engaging our services, you agree to these terms.

Our services

StayBetterDXB provides:

Holiday-home management for property owners in Dubai: listing creation and optimization, professional photography coordination, dynamic pricing, guest communication, check-in and check-out operations, cleaning coordination, DTCM holiday-home licensing support, and monthly performance reporting
Direct guest bookings at rates below standard Airbnb pricing, secured with a 35% refundable deposit
Short-term rental consulting for owners and investors

Specific commercial terms for managed properties, including commission rates (18 to 24% depending on contract length) and setup fees (AED 2,500 to 5,000), are set out in the individual management agreement signed with each owner. Where these website terms and a signed agreement differ, the signed agreement prevails.

Using this website

Content on this site is for general information. Market figures, yields, and examples are illustrative and not guarantees of future performance.
You agree not to misuse the site, attempt to disrupt it, or copy its content for republication without permission.
Inquiries made through forms or WhatsApp do not create a management agreement until a written agreement is signed.

Guest bookings

Direct bookings are confirmed once the deposit is received. Cancellation and refund terms are communicated at the time of booking. The 35% deposit is refundable under the conditions stated in your booking confirmation.

Intellectual property

All text, images, and branding on this site belong to StayBetterDXB unless stated otherwise.

Limitation of liability

To the maximum extent permitted by law, StayBetterDXB is not liable for indirect or consequential losses arising from the use of this site. Nothing in these terms limits liability that cannot be limited under UAE law.

Changes to these terms

We may update these terms from time to time. Continued use of the site after changes means you accept the updated terms.

Governing law and disputes

These terms are governed by the laws of the United Arab Emirates. Disputes will be subject to the jurisdiction of the courts of Dubai.
